We are the second to the end unit, unit #11. GPS may say Frisco, just follow these directions.  Here's the Village Map of Copper Mountain, see the red line on how you get to our place from the highway exit! After You take the Exit for Copper, you will approach the entrance to Copper. Take a right on Copper Road. Stay on Copper Road, until you make a left on Golf Course Dr. Take your first left again, then the unit is the second to the last, Unit #11.

  Parking - You are welcome to park 1 car on the left side of the driveway for Woods #11. DO NOT PARK IN FRONT OF WOODS 12! There is a paired garage just left of the unit (towards the highway), you can also park 1 car in front of the LEFT garage. (please don't park in front of the unit next door, or the spot in front of the other garage. These are deeded spots, you will be towed. There is NO Trailer or Camper Trailer Parking allowed per our HOA. If you need to park a trailer, please use the Alpine lot (free). You must also have your parking pass showing on your dash. Here is an image showing parking: OVERFLOW PARKING Below is the announcement from Copper Mountain in terms of Overflow Parking. If you have additional vehicles that we can't accommodate a parking pass for, campers, trailers, camper trailers, (which are not allowed at the unit) you can park them in overflow parking in the Alpine lot. There is an overnight fee to park in the Alpine Lot between 10 p.m. and 5 a.m. Users can pay this fee conveniently through a QR code or at the kiosk.   This new system will not only help us maintain a well-organized parking area but also streamline the process for all Alpine Lot users. The overnight fee will be $20 per night per vehicle, ensuring fair access to this prime parking area. We are pleased to continue to offer free parking in the Far East Lot and Alpine lot for skier day parking and appreciate your understanding as we work to enhance everyone’s parking experience at Copper.  Day Skier Parking – If you haven’t heard, reservations are not required this year to park in any lot although those who want to park in the interior paid lots are highly encouraged to pay for a spot in advance (go to: https://www.coppercolorado.com/plan-your-trip/getting-here/parking) as these spots will fill up quickly.   The TV service provider is called Vero Broadband. (970-230-8376). The TV's each have a small black set top box that is connected to each TV. They are plugged into the TV with a single HDMI cable. This is what provides the channels. The TV must be set on the correct "input" or HDMI input. If you are having issues, sometimes it's helpful to unplug, then re-plug back in for 30 seconds to reboot their system. Vero also provides the internet access. If you are having any internet problems with finding the network, password, or connectivity, just call the number above. (We would call them for you, yet they need to speak to someone physically in the unit to troubleshoot) They will also be able to tell you if there are any outages in the area. Hope that helps!

Items sent to the address will be rejected, marked undeliverable, or returned to sender.   RENTAL AGREEMENT SUMMARY (Woods) This home is located at Golf Course Drive, Copper Mountain, CO 80443. 1.   CHECK-IN TIME is anytime AFTER 4 PM MST and CHECK-OUT is before 11 AM MST. Absolutely NO early check-ins or late check-outs are permitted. This is our cleaning company’s requirement as we often have back to back bookings and they need from 11 to 4 to ensure the property gets cleaned and all laundry reset. 2.    This is a NONSMOKING property. NO SMOKING OF ANY KIND IS ALLOWED INSIDE OR OUTSIDE OF THE PROPERTY. Fines will be assessed if there are any signs of smoking.  3.    NO Pets are permitted to stay in this property unless the breed is approved by the owner, the pet fee is paid, and the pet agreement is accepted by the guests. 4.   We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian/parent or an accommodation has been made by the owner and/or property manager. 5. PROPERTY DAMAGE PROTECTION (PDP) – This is a non-refundable insurance for damage to the property provided through VRBO. There are a few items, such as fines by the HOA that are not covered by the protection, so if fines are incurred as a result of your stay, or damage exceeds the damage protection coverage, you will be responsible for the additional expenses. Instead of Selecting the PDP, you can choose instead to do a Refundable Damage Deposit of $3,000. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, once the cleaning company provides a report and it is processed through our accounting system, provided the following provisions are met: ·      No damage is done to the property or its contents, beyond normal wear and tear (please contact owner and/or property manager right away if you arrive and there is damage or something happens during your stay) ·      No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. ·      No fines are incurred from the HOA regarding noise or harm in or to the unit(s) or lack of clean up in common areas. If you would like to review the HOA documents – please email Support@larkmountain.com with your name, date of reservation, and indicate Woods #22 as the property you are booked at. ·      All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned. ·      All keys are left hanging inside the property. (If a key was removed from a lockbox it will be returned to the same location upon departure) ·      Both parking permits are left inside the home on a hook. ·      The gas to the grill is shut off and the cover is put on the grill. ·      No linens are lost or damaged. ·      All furniture is left in the location in which it was found upon arrival and pack n’ play is folded and put in closet. ·      No early check-in or late check-out. It is considered trespassing to be in the property outside of your reserved dates and times. 7. PAYMENT – Please make payments through VRBO/Homeaway or by check arranged with the owner/property manager. 8. CANCELLATIONS – All cancellations are subject to the policies stated in VRBO.  9. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must cancel at least (60) days prior to check-in. 10. MAXIMUM OCCUPANCY – The maximum number of guests per home is limited eight (8) persons. Upon approval from the owner and/or property manager, an additional charge of $25 per person per night of guests in addition to eight (8) will be assessed. 11. INCLUSIVE FEES- Amenity fees are included in the rental rate. 12. NO DAILY CLEANING SERVICE – While linens and bath towels are included in the one-time cleaning fee, daily cleaning service is not included in the rental rate; however, it is available at an additional rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the home. Items that will be provided for your stay include: 1 roll of paper towels, 1 box of dishwasher detergent, 1 3oz bottle of liquid soap, 1 kitchen wipe. For each bathroom: 2 roll of toilet tissue,1 box of facial tissue, 2 soaps, 1 shampoo, 1 lotion, 2 trash bags for each trash basket *Please note, this is not a hotel but an owner's vacation home. If you need additional items, you will need to purchase them or arrange with a concierge to have them delivered.  13. RATE CHANGES – Rates are subject to change without notice prior to payment or for future stays.  14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in. 15. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance. 16. PARKING – By booking our home, you have free access to park in 1 reserved parking spot right in front of our home, and 1 additional car in front of our garage (the garage is not available at this time for guests). Parking is available by PERMIT (Hanging in the home) and only from 4 pm on Check-In to 11 am on Check-Out. We need the parking and permits for our cleaners and contractors during turn-overs (which we are booked back to back for almost every reservation). Additionally, if available, there are a few guest spots throughout The Woods Community, but they can fill up as they are on a first-come basis and a parking permit is required. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing and applicable fines/towing fees are the sole responsibility of the vehicle owner. If you need additional parking, you must go to Coppers Resort Page at coppercolorado.com/plan-your-trip/getting-here/parking. Overnight Parking will be allowed in a section of the Alpine Lot on a first-come basis when you register at the Transportation Center and show their permit tag. 17. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. We do not refund due to road conditions. 18. RESORT CONDITIONS – This property is not associated with Copper Resort. No refunds will be given for changes at the resort, closures of activities, or construction.  19. This home is privately owned; the owners are NOT responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use the premises. 20. COMMUNITY AMENITIES such as the parking areas are owned and managed by the HOA. No refunds will be given if there is maintenance or closure for these items as the owner/property manager is not responsible for them. The same applies to the amenities & restaurants in the resort and/or community. During off season is when this maintenance usually occurs and rates are reflective of these non-peak times. It is recommended for all guests to purchase travel insurance. 21. Guests shall comply with State, Local and Summit County Public Health Orders regarding their COVID-19 responsibilities to wear a mask in public, maintain 6 feet physical distance from others in public, wash your hands and practice good hygiene, report symptoms immediately to owner/property manager and guest agrees not to visit the property if there are any concerns or symptoms related to COVID-19. 22. LOST OR STOLEN PROPERTY. OWNER AND/OR PROPERTY MANAGER will not be responsible for lost or stolen personal property, money, or jewelry from the Guest's Premises regardless of whether such loss occurs when the area is locked against entry or not. If an item happens to be found after a guest check-out, an arrangement may be made to have the item shipped back at the guest's expense for the total shipping cost, plus a $50 handling fee. 23. STREAMING SERVICES ACCOUNTS. OWNER AND/OR PROPERTY MANAGER  will not be responsible for any guest who has forgotten to log out of their streaming service accounts, and incurred any additional costs. • Sheets, towels & linensPlease leave used towels in the bathroom and beds unmade — no need to strip or wash anything. An unmade bed simply tells housekeeping what to refresh.
• Set the heat, fireplace offThermostats to 68° in winter or 60° in summer, and the fireplace switched off.
