Open in Google MapsDIRECTIONS FROM DENVER Merge onto I-70 West toward GRAND JCT / CO-470. Once you pass through the Eisenhower tunnel, you are about 10 minutes away from exit 203, The Frisco/Breckenridge Exit for CO-9. Follow the roundabout on the exit all the way around, over the bridge above i-70, to head towards Frisco on CO-9. You'll stay on Highway CO-9 for about 10 miles to Breckenridge. As you enter Breckenridge, look for signs to take the CO-9 South/North Park Avenue (It splits off from CO-9 right after the 7-Eleven gas station) Stay on North Park Avenue, (straight through the roundabout) until it turns into South Park Avenue. Shortly after the road bends into South Park Avenue, you'll see our building on the right, the Village at Breckenridge. Make an immediate RIGHT into the Village and another immediate RIGHT into the PARKING GARAGE. Here's a representation of driving into the town of Breckenridge, and where the Village at Breck is: You'll then make an immediate RIGHT into the Village and another immediate RIGHT into the PARKING GARAGE: After you pull in the driveway, you'll enter the left entrance to the garage: If you arranged parking (paid for and reserved through us at booking) you will will have access with the same app that gives you access within the building and your room. You will use your phone and the app to hold up to the sensor to access the garage entrance: To get the garage door to open, you just have the app open and ready, and hold to the sensor. This is the sensor: Once you're in the Garage, park anywhere in the Green. (if the green section is full, you can park anywhere in the garage)

You must download an app, as your phone will become your key to access the condo. If you try to use the parking slot without doing so, you will be towed as your car won't be paid and registered. Using the app in your phone, that will open the garage door. Inside you will see the green area PEAK 9 - and that is the area you need to park unless that area is full and then you can park anywhere. There are signs to the elevator and stairs to get inside and go right up to the 7th floor. SKI LOCKER STORAGE One of the unique things about our unit is right outside our door is a private storage locker where you can keep skies, boots, etc. The code is "1 2 3 4 LOCK". PLEASE make sure you keep it locked. If owner items go missing from the storage locker, a fine will be charged. WiFi PASSWORD: Wireless network is: peak9inn4709. The password is the same as the network: peak9inn4709 EXTRA NOTES: •We are NOT part of Breckenridge Property Management. The front desk is for guests who pay extra for that service. This is a personal vacation home, not a hotel. We have NO onsite staff. If you need any additional cleaning items beyond what was specified in the rental agreement, you will need to purchase them yourself. •Christy Sports in the Shavano building is providing FREE short term ski/snowboard storage to VAB guests and owners. •App will open the fitness room, sauna, and hot tub access on the 1st floor along with door from garage and elevator access. •Please do not sleep on decorative pillows & throws from couches or beds. If you use the sleeper sofa, please leave it unmade/open for the cleaners upon departure. •This a private owners’ 2nd home - so please take great care of it & treat it with respect. It is a condo and you need to keep the noise level at a moderate level. If any accidents occur in the property -you MUST contact us ASAP. • Regular Single Cup Coffee Maker with bowl filter no carafe, no Keurig. • All trash must be disposed of through Trash Chute right outside our 7th-floor door. • There is a laundry room that uses an app on the 7th floor. • Air conditioning is not common in Summit County. If the home gets warm, crack a window, and enjoy the mountain air! Chains are on the windows so they can't open beyond regulation. The screens are in the storage closet as they get in the way of shutting the blinds. • One canned light above the bed, the fixture has gone bad. We are working with an electrician to find a similar fixture and get it replaced. Other overnight parking options are at the Airport Road Parking Lot and Ice Rink Lot, payment is made at the lot kiosk. Specific details on these options can be found at the "Town of Breckenridge Overnight Parking" website. https://www.breckpark.com/overnight-parking You can pull into our building parking garage (where the lockbox will be to pick up the keys) and there is free one-hour parking if available. That way you can unload your things and then go park.

There is an incredible hot tub and pool area downstairs. (You can actually see it when you look down from the window in the unit) It was all just redone! There is an indoor/outdoor pool as well as multiple hot tubs to choose from. There is also a fitness center for you to use next to them as well.
The heat in Village at Breckenridge #4709 is run from three separate thermostats. There is no AC in nearly every unit in the mountains (due to the low temps, and overall cold climate...you just don't need it!) Anyway, it can take some time for the unit to heat up, yet once it does, it's extremely efficient and effective! To operate the Heat, locate the thermostat and turn the knob to the desired temp. Here's what the thermostats look like:

SKI LOCKER STORAGE One of the unique things about our unit is right outside our door is a private storage locker where you can keep skies, boots, etc. The code is "1 2 3 4 LOCK". PLEASE make sure you keep it locked. If owner items go missing from the storage locker, a fine will be charged.

Every Lark Mountain home has a full kitchen, so you can cook as much — or as little — as you like during your stay. In every kitchen you'll find: • A full set of pots and pans • Microwave • Dishes, glassware, and utensils for everyday cooking and dining Small appliances in every home: • Drip coffee maker — standard drip style, using flat-basket filters (not cone filters, and not a Keurig or pod machine) • Crockpot (slow cooker) • Toaster • Blender If you're shopping on the way up: grab flat-basket coffee filters and your ground coffee of choice, plus any specialty ingredients — grocery stores in Frisco (Safeway, Whole Foods) are the closest full-size markets. If an appliance isn't listed above (espresso machine, air fryer, Instant Pot, rice cooker, etc.), assume the home doesn't have one. Questions about a specific item? Christy Sports Ski Storage Christy Sports (in the Shavano building) is providing FREE short term ski/snowboard storage to the Village at Breck guests! This is a great option if you need a place to store your skis before or after check-out! Here's the address: 555 South Park Avenue, Breckenridge, CO 80424
Your home will be ready with fresh bed linens and bath towels for every guest — both are included with your stay (covered by the one-time cleaning fee), so there's no need to bring your own. A starter supply of essentials is also provided: In the kitchen: • 1 roll of paper towels • 1 box of dishwasher detergent • 1 bottle of liquid dish soap (3 oz) • 1 kitchen wipe • Coffee and filters, stocked as a courtesy In each bathroom: • 2 rolls of toilet tissue • 1 box of facial tissue • 2 bars of soap • 1 shampoo and 1 lotion • 2 trash bags per trash basket These are starter supplies rather than an unlimited stock — for longer stays, plan to pick up extras of anything you'll use a lot. A few things to know: • Heading to the hot tub or pool? We suggest bringing your own beach towels — bath towels are for indoor use. • Daily cleaning service isn't included in the rental rate, but it's available at an additional rate — just send us a message. • Please don't remove towels or linens from the home.
The coffee maker in our unit is a flat basket type of filter. Additionally, it is a "single brew" cup, meaning that there is NO CARAFE. You just simply use your mug! As a courtesy, we try to keep our units stocked with filters and some coffee for guests to use. If it looks like we're running low on either, please let us know at support@larkmountain.com. If you're like us, we NEED our coffee in the morning :-)

There are laundry facilities available for guests on the 7th floor.
The TV service in our unit is provided by Comcast / Xfinity. There is a set top box, which should be plugged into the HDMI 1 input. Make sure the TV and set top box are on the correct input. The TV should run off of this single remote. If the batteries are low, we should have some extras in a battery box above the fridge in one of the cabinets. Hope that helps!

Please be aware that like most mountain properties in Summit County, our homes do not receive mail or package deliveries. In fact, local residents and property owners must use a P.O. Box at the Post Office just to get their own mail! Because there is no direct delivery to physical addresses in our area, please do not ship packages or mail directly to the property. Items sent to the address will be rejected, marked undeliverable, or returned to sender. If you need items delivered during your stay, please use a local pickup location: • Amazon Orders: Select an Amazon Hub Locker in nearby Frisco or Silverthorne at checkout. • FedEx Shipments: Ship to FedEx Hold at Location at Walgreens (1004 Summit Blvd, Frisco, CO 80443). • UPS Shipments: Ship to the UPS Access Point at Summit Pack & Ship (265 Dillon Ridge Rd, Dillon, CO 80435). • USPS / Regular Mail: Send via General Delivery addressed to your name at the Frisco Post Office (Frisco, CO 80443). Photo ID matching the recipient name is required at pickup. Please note: Property management cannot accept, hold, or retrieve guest packages.
RENTAL AGREEMENT SUMMARY (The Village at Breckenridge Resort - Liftside - Unit 4709) This home is located at 535 South Park Ave, #4709, Breckenridge, CO 80424 1. CHECK-IN TIME is anytime AFTER 4 PM MST and CHECK-OUT is before 11 AM MST. Absolutely NO early check-ins or late check-outs are permitted. This is our cleaning company’s requirement as we often have back to back bookings and they need from 11 to 4 to ensure the property gets cleaned and all laundry reset. If an early check-in or late check-out is desired, it must be arranged within 48-72 hours prior to check-in and only available if there isn’t a back to back booking. There is a $50 fee that must be paid to change the cleaning, calendars and door code access times. Please contact owner and/or property manager to make this request. 2. This is a NONSMOKING property. NO SMOKING OF ANY KIND IS ALLOWED INSIDE OR OUTSIDE OF THE PROPERTY. Fines will be assessed if there are any signs of smoking. 3. No pets are allowed in this property. This is an HOA policy. 4. We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian/parent or an accommodation has been made by the owner and/or property manager. 5. PROPERTY DAMAGE PROTECTION (PDP)/REFUNDABLE DAMAGE DEPOSIT – All Guests are required to have coverage, but they have different options on different booking sites, or with direct booking. When booking with VRBO, PDP is a non-refundable insurance for damage. There are a few items, such as fines by the HOA that are not covered by the protection, so if fines are incurred as a result of your stay, or damage exceeds the damage protection coverage, you will be responsible for the additional expenses. Instead of Selecting the PDP, you can choose instead to do a Refundable Damage Deposit of $1,500. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, once the cleaning company provides a report and it is processed through our accounting system, provided the following provisions are met: · No damage is done to the property or its contents, beyond normal wear and tear (please contact owner and/or property manager right away if you arrive and there is damage or something happens during your stay) · all doors and windows were closed and secured upon departure, · no items were missing · No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. · No fines are incurred from the HOA regarding noise in the unit, pets, or lack of clean up after their pets in common areas. · All debris, rubbish and discards are placed in refuse containers outside property (all trash removed), and soiled dishes are placed in the dishwasher and cleaned. · All keys and parking passes are left per the departure information. · All furniture is left in the location in which it was found upon arrival and pack n’ play is folded and put in closet. · No linens or towels are lost or damaged. · No non-permitted early check-in or late check-outs. · No parties or other events took place without prior written authorization 7. PAYMENT – Please make payments through VRBO/AIRBNB or by check if pre-arranged with property manager. 8. CANCELLATIONS – – All cancellations are subject to the policies stated in VRBO. 9. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must cancel at least (60) days prior to check-in. 10. MAXIMUM OCCUPANCY – The maximum number of guests per home is limited four (4) persons. If additional guests are requested, it must be approved by owner and/or property manager and an additional charge of $25 per person per night of guests in addition to four (4) will be assessed. 11. INCLUSIVE FEES- Amenity fees are included in the rental rate. 12. NO DAILY CLEANING SERVICE – While linens and a set of bath towels for each gues are included in the one-time cleaning fee, daily cleaning service is not included in the rental rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the home. Items that will be provided for your stay include: 1 roll of paper towels, 1 box of dishwasher detergent, 1 3oz bottle of liquid soap, 1 kitchen wipe. For each bathroom: 2 roll of toilet tissue,1 box of facial tissue, 2 soaps, 1 shampoo, 1 lotion, 2 trash bags for each trash basket. *Please note, this is not a hotel but an owner's vacation home. If you need additional items, you will need to purchase them or arrange with a concierge to have them delivered. Additional cleaning can also be arranged and a price quote provided. Please set this up prior to your arrival. 13. RATE CHANGES – Rates are subject to change without notice prior to payment or for future stays. 14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in. 15. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance. 16. PARKING – Parking is not included with the condo but can be arranged for a fee with the property manager. Vehicles are to be parked in designated parking areas only. Any illegally parked cars are subject to towing and applicable fines/towing fees are the sole responsibility of the vehicle owner. 17. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. We do not refund due to road conditions. 18. This home is privately owned; the owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use the premises. 19. COMMUNITY AMENITIES such as the hot tub, pool, fitness center, etc. are provided by the HOA. No refunds will be given if there is maintenance or closure for these items as the owner/property manager is not responsible for them. The same applies to the amenities & restaurants in the resort and/or community. During off season is when this maintenance usually occurs and rates are reflective of these non-peak times. 20. LOST OR STOLEN PROPERTY. OWNER AND/OR PROPERTY MANAGER will not be responsible for lost or stolen personal property, money, or jewelry from the Guest's Premises regardless of whether such loss occurs when the area is locked against entry or not. If an item happens to be found after a guest check-out, an arrangement may be made to have the item shipped back at the guest's expense for the total shipping cost, plus a $50 handling fee. 21. STREAMING SERVICES ACCOUNTS. OWNER AND/OR PROPERTY MANAGER will not be responsible for any guest who has forgotten to log out of their streaming service accounts, and incurred any additional costs. (Guests can log out of their streaming services remotely, by logging into their account on their computer, and logging out of all devices). Guests are responsible for any additional streaming service fees & taxes or fee-based services incurred during their reservation.
