  ARRIVAL INFO: Here are all the directions you will need to get into our COPPER SPRINGS Condo. Self Check-In is anytime AFTER 4pm. Please, no early check-ins. The address is: 105 Wheeler Circle Unit 111, Copper Mountain, CO 80443. (Check-out is anytime BEFORE 11am) ACCESS & KEYS • At the front entrance of the building, there is a cabinet mounted outside, right by the wheelchair ramp. Our lockbox is the PURPLE lockbox. The code will be sent to you in your booking app. To open, enter code and then pull the big button with an arrow DOWN and it will open. Make sure you close, lock and scramble when finished. . • Please a keys/lanyards for your stay, but we recommend you ALWAYS leave at least one key in the lockbox in case you get locked out. • The key cards will get you into the building, parking garage, amenity areas, and the unit. • Key Cards MUST be returned to the lockbox upon departure (before 11am) - or a $25 fine will be charged for any missing keys. Here are step-by-step directions for getting in! Here's a satellite view of where the complex is as you pull into Copper: After You take the Exit for Copper from i-70, you will approach the entrance to Copper. Take a RIGHT on Copper Road. Next, at the stop sign, take a LEFT on Wheeler Place Next, take a quick LEFT on Wheeler Circle Next, take the first LEFT into the circle drive for the Copper Springs Lodge: Just put your hazard lights on, so that you can pickup the keys from the lockbox: Here's what the front of the building looks like, and where the lockbox is: We have a purple lockbox inside the cabinet that's mounted outside. The code was sent to you in the messaging of your booking app.  Make sure you close, lock and scramble when finished. Grab one key card, and make sure you keep one key inside in case you get locked out. (there are more keys hanging inside the condo for your group to use. These are on lanyards, and don't fit in the lockbox). Now you can now either grab a cart and unload some of your luggage from here, or you can head down to the garage, grab a cart, and use the elevator: To get to the garage, just pull through the circle drive, then go LEFT on Wheeler Cir, and the garage is on the left.

• KeyCard Not WorkingIf some of the keys you are using no longer work on the doors, there's a good change that…

  If some of the keys you are using no longer work on the doors, there's a good change that they have become de-magnetized. This isn't uncommon, and there's an easy fix! There are numerous locations around Copper Mountain, where there are what's called "hotspots". This is where you can take the key that's not working, and hold it up against the device, and it "recharges" your key. For example, in East Village, across the street from the Copper Springs Lodge, over by the East Village Lodge ticket window, there is a "recharging" hotspot for keys. By holding the key that's not working up against the sensor for a few seconds until the light changes color, will "recharge" the keycard! Here are pictures of where it's located: There are other locations in Copper where you can also recharge your keys. Here's what they look like, along with a map of the other complexes that have these sensors. (They are all right in the front lobby of the unit, and look like what's pictured below). Just hold your non-working key up to the sensor for around 20 seconds, and that should recharge your keys!

OVERFLOW PARKING Below is the announcement from Copper Mountain in terms of Overflow Parking. Starting opening day on November 13, 2023, there will be an overnight fee to park in the Alpine Lot between 10 p.m. and 5 a.m. Users can pay this fee conveniently through a QR code or at the kiosk.   This new system will not only help us maintain a well-organized parking area but also streamline the process for all Alpine Lot users. The overnight fee will be $20 per night per vehicle, ensuring fair access to this prime parking area.   The heat in the Copper Springs unit is run from thermostats. They run water-based baseboard heaters. The water is supplied/heated by a boiler system that heats the entire building. (There is no individual water heater in each unit). That said, it can take some time for the unit to heat up, yet once it does, it's extremely efficient and effective! To operate the Heat, locate the thermostat and move the dial to the desired temp.

  Every Lark Mountain home has a full kitchen, so you can cook as much — or as little — as you like during your stay. Items sent to the address will be rejected, marked undeliverable, or returned to sender.   RENTAL AGREEMENT SUMMARY (Copper Springs #111) 1.   CHECK-IN TIME is anytime AFTER 4 PM MST and CHECK-OUT is before 11 AM MST. Absolutely NO early check-ins or late check-outs are permitted. This is our cleaning company’s requirement as we often have back to back bookings and they need from 11 to 4 to ensure the property gets cleaned and all laundry reset. 2.    This is a NONSMOKING property. NO SMOKING or VAPING OF ANY KIND IS ALLOWED INSIDE OR OUTSIDE OF THE PROPERTY. Fines will be assessed if there are any signs of smoking or drugs.  3.    NO Pets are permitted to stay in this property. This is an HOA regulation. 4.   We will not rent to vacationing students or singles under 25 years of age unless accompanied by an adult guardian/parent or an accommodation has been made by the owner and/or property manager. 5. PROPERTY DAMAGE PROTECTION (PDP) or Refundable Damage Insurance – PDP is a non-refundable insurance for damage to the property provided through VRBO. There are a few items, such as fines by the HOA that are not covered by the protection, so if fines are incurred as a result of your stay, or damage exceeds the damage protection coverage, you will be responsible for the additional expenses. Instead of Selecting the PDP, you can choose instead to do a Refundable Damage Deposit of $1500. The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, once the cleaning company provides a report and it is processed through our accounting system, provided the following provisions are met: ·      No damage is done to the property or its contents, beyond normal wear and tear (please contact owner and/or property manager right away if you arrive and there is damage or something happens during your stay) ·      No charges are incurred due to contraband, pets or collection of rents or services rendered during the stay. ·      No fines are incurred from the HOA regarding noise or harm in or to the unit(s) or lack of clean up in common areas. If you would like to review the HOA documents – please message us through your booking app or email support@larkmountain.com with your name, date of reservation, and indicate Copper Springs 111 as the property you are booked at. ·      All debris, rubbish and discards are placed in refuse containers outside, and soiled dishes are placed in the dishwasher and cleaned. ·      A key is left hanging inside the property and the rest are returned to the lock box that they were taken from at arrival.  ·      No linens are lost or damaged. ·      All furniture is left in the location in which it was found upon arrival and pack n’ play is folded and put in closet. ·      No early check-in or late check-out. It is considered trespassing to be in the property outside of your reserved dates and times. 7.  PAYMENT – Please make payments through VRBO/Homeaway or by check arranged with the owner/property manager. 8. CANCELLATIONS – All cancellations are subject to the policies stated in VRBO.  9. MONTHLY RESERVATION CANCELLATIONS – Monthly renters must cancel one hundred twenty (120) days prior to check-in. Monthly renters who make a change that results in a shortened stay must cancel at least (60) days prior to check-in. 10. MAXIMUM OCCUPANCY – The maximum number of guests per home is limited (6) persons. Upon approval from the owner and/or property manager, an additional charge of $25 per person per night of guests in addition to (6) will be assessed. 11. INCLUSIVE FEES- Amenity fees are included in the rental rate. 12. NO DAILY CLEANING SERVICE – While linens and bath towels are included in the one-time cleaning fee, daily cleaning service is not included in the rental rate; however, it is available at an additional rate. We suggest you bring your own beach towels. We do not permit towels or linens to be taken from the home. Items that will be provided for your stay include: 1 roll of paper towels, 1 box of dishwasher detergent, 1 3oz bottle of liquid soap, 1 kitchen wipe. For each bathroom: 2 roll of toilet tissue,1 box of facial tissue, 2 soaps, 1 shampoo, 1 lotion, 2 trash bags for each trash basket *Please note, this is not a hotel but an owner's vacation home. If you need additional items, you will need to purchase them or arrange with a concierge to have them delivered.  13. RATE CHANGES – Rates are subject to change without notice prior to payment or for future stays.  14. FALSIFIED RESERVATIONS – Any reservation obtained under false pretense will be subject to forfeiture of advance payment, deposit, and/or rental money, and the party will not be permitted to check in. 15. WRITTEN EXCEPTIONS – Any exceptions to the above-mentioned policies must be approved in writing in advance. 16. PARKING – Parking is limited to one (1) vehicle in the buildings private garage (max height is 8’)  Any illegally parked cars are subject to towing and applicable fines/towing fees are the sole responsibility of the vehicle owner. If you need additional parking, you must talk to a Copper Resort Attendant. 17. STORM POLICY/ROAD CONDITIONS – No refunds will be given for storms. Mountain roads can be curvy and steep. We do not refund due to road conditions. If Renting a Car, please verify with the rental car company that it is AWD/4WD during winter months. 18. RESORT CONDITIONS – This property is not associated with Copper Resort. No refunds will be given for changes at the resort, closures of activities, or construction.  19. This condo is privately owned; the owners are NOT responsible for any accidents, injuries, or illnesses that occur while on the premises or its facilities. The homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others who they invite to use the premises. 20. COMMUNITY AMENITIES such as the parking areas are owned and managed by the HOA. No refunds will be given if there is maintenance or closure for these items as the owner/property manager is not responsible for them. The same applies to the amenities & restaurants in the resort and/or community. During off season is when this maintenance usually occurs and rates are reflective of these non-peak times. It is recommended for all guests to purchase travel insurance. 21. Guests shall comply with State, Local and Summit County Public Health Orders regarding their COVID-19 responsibilities to wear a mask in public, maintain 6 feet physical distance from others in public, wash your hands and practice good hygiene, report symptoms immediately to owner/property manager and guest agrees not to visit the property if there are any concerns or symptoms related to COVID-19. 22. LOST OR STOLEN PROPERTY. OWNER AND/OR PROPERTY MANAGER will not be responsible for lost or stolen personal property, money, or jewelry from the Guest's Premises regardless of whether such loss occurs when the area is locked against entry or not. If an item happens to be found after a guest check-out, an arrangement may be made to have the item shipped back at the guest's expense for the total shipping cost, plus a $50 handling fee. 23. STREAMING SERVICES ACCOUNTS. OWNER AND/OR PROPERTY MANAGER  will not be responsible for any guest who has forgotten to log out of their streaming service accounts, and incurred any additional costs. • Take out the trash & recyclingEverything to the cans and dumpster in the garage — including perishables from the fridge and freezer and the coffee grounds.
• Grill cleaned & coveredIf you grilled: a quick clean, propane off, cover back on. Thank you.
• Sheets, towels & linensPlease leave used towels in the bathroom and beds unmade — no need to strip or wash anything. An unmade bed simply tells housekeeping what to refresh.
• Leave the sleeper sofa openIf you used it, leave it unfolded — housekeeping will take the linens from there.
• Set the heat, fireplace offThermostats to 68° in winter or 60° in summer, and the fireplace switched off.
